Denver Lofts – Cheesman Park

The Cheesman Park neighborhood was founded in the 1880s. Today it has a mix of architectural housing styles, luxury mansions, condos, and lofts for sale. Towering, majestic tree-lined streets make this an idyllic neighborhood. Many of the stunning high-rise buildings offer beautiful views of the Park, the Rocky Mountains and the downtown Denver skyline.

Cheesman Park itself is 80 acres of open space with 650 miles of jogging paths, biking trails, playgrounds and free concerts in spring and summer. The park also features a beautiful marble Greek pavilion.

Nearby attractions include the Denver Botanic Gardens, Downtown Denver and the Cherry Creek bike path system converging into downtown Denver. Fabulous night-life hotspots and restaurants are always right around the corner from this neighborhood.

Downtown Denver Condo and Lofts compete in Walkscore.

Everyone has been talking about walkscore lately.  The walkscore website, with scores ranging from 0 (least walkable… you use a car all the time) to 100 – (a Walkers Paradise) measures the score of your home.  Downtown Denver condo and loft residents enjoy the greatest walkscore which we spoke about in terms of quality of life.  The ability to walk to restaurants, shops, sporting events, the theater, and more.  A new study discussed on the walkscore site looks at how the benefit of your downtown condo or loft walkscore translates into financial value.

CEOs for Cities just released a study based on data from Walk Score and ZipRealty that shows one point of Walk Score is worth as much as $3,000 depending on the metro area.  Read the study.

More than just a pleasant amenity, the walkability of cities translates directly into increases in home values. Homes located in more walkable neighborhoods—those with a mix of common daily shopping and social destinations within a short distance—command a price premium over otherwise similar homes in less walkable areas. Houses with the above-average levels of walkability command a premium of about $4,000 to $34,000 over houses with just average levels of walkability in the typical metropolitan areas studied.

The Barrington Condos is a great condominium building with loads of resident amenities like a pool, party room, fitness center, on-site manager and more. Located in the Capital Hill/Cheesman Park neighborhood of Denver this building offers a great range of condo floor plans as well as a large range of purchase prices. Square footage of the condos range between a 345 square foot studio apartment to a 1,200 square foot three bedroom two bathroom unit.  Prices range between $81,500 to $265,000, yearly taxes between $495 – $1,350, and monthly HOAs between $95 to $360.

The Majorca Condominiums were built in 1968 but have been maintained well. The property brags of an indoor pool, dry sauna, and roof top deck available to all condo owners, secure entry, and all windows have been recently updated. The condos are located one block from Cheeseman Park and within walking distance to fun places like Wyman’s 5 (great happy hour and fun atmosphere), Liks, and Pete’s Kitchen (probably the best late night food in ). The Walkability Score is an 85.

Each condo has at least one reserved parking space in the garage. Floor plans vary between studios (starting at 440 square feet) up to two bedroom/two bathroom condos 918 square feet. Condo pricing over the last three years have ranged between $45,000 to $199,000, condo taxes $312 to $784, and condo HOAs between $159 to $238.
